Terms and Conditions

For the interest and safety of all parties, we only take bookings through AirBnB and Booking.com. In the event of a dispute, the terms and conditions of the booking platform used shall be taken as the terms and conditions, subject to the additional conditions listed below. For the avoidance of doubt, clients booking are deemed to accept the following conditions regardless:
1. We have a strict "no-pet" policy
2. Villas are licensed for a maximum of 6 people (excluding children under 2, maximum 2 are allowed)
3. All reservations and changes to the reservation (e.g. number of guests, duration of stay), to be made through the booking platform   
4. If any dispute arises, to be addressed and resolved through the relevant booking platform
5. Cairnvillas must be notified of the guests coming, and name and quantity of guests to be in line with the reservation made. We reserve the right to cancel bookings if the guests do not match those registered in the reservation made
6. We are in the country park zone. Guests must comply with relevant laws, specifically but not limited to noise levels and parties. From 22:00 till 08:00 are quiet hours.
7.  House parties are strictly forbidden
8.  During low season rates between November to March inclusive, management reserve the right to close the pool
9. The management will endeavor to provide the villa as booked.  However, in the rare event that there is a double booking due to simultaneous bookings from different platforms,  the management reserves the right to move guests to an equivalent villa.
